Special Terms of Sale:

  1. Allan and Sandra Andrukow are the sellers of the Land and Alfarm Adventures Inc. is the seller of the buildings and equipment;
  2. The allocation of the purchase price is:
    1. Land – 25% of the total selling price up to a maximum of $150,000;
    2. Buildings and Equipment – balance of purchase price.
  3. In the event the Buyer is a GST Registrant and provides its GST number to the sellers, the Buyer will self-assess for GST on the purchase of the land and provide a GST Declaration and Indemnity satisfactory to the Sellers. Otherwise, the buyer will pay GST on the land portion. For the sale of the buildings and equipment, the buyer will pay GST on closing on the portion of the purchase price allocated to the buildings and equipment (This term replaces clause 2.3)
  4. The Buyer accepts title subject to Caveat 162 310 718.
  5. The Closing documents shall also include a Bill of Sale for the buildings and equipment.
